Management Services Provided


Our management services include, but are not limited to, the following activities at the discretion of the owner:

  • Providing on-going property assessments to maximize revenue as units become available.

  • Listing all vacant units on our website and advertising as required for marketing purposes.

  • Managing the rental process including responding to inquiries and providing showings to qualified applicants.

  • Evaluating and screening all prospective tenants, including credit history, current, and previous landlord reference checks, online Court Services checks for criminal history, and employment verification.

  • Liaising with all tenants regarding matters related to the property, including serving notices, terminating tenancies, taking all necessary and lawful steps to enforce provisions of leases, and more.

  • Managing contractors for maintenance and repair issues as required.

  • Completing condition inspection reports when tenants move in and move out

  • Completing interior inspections of the property to ensure maintenance well-being of each unit.

  • Monthly drive-by of the rental to ensure lawns are mowed and general upkeep of the exterior.

  • Providing rent increases with the prior consent of the owner.

  • Collecting and recording all income and expenses using “trust accounting” procedures.

  • Overseeing payment of all expenses related to property management.

  • Providing monthly and yearly income and expense statements.

  • Depositing all rental income to the owner's bank account on the 15th of every month.

  • Arranging and supervising repairs, maintenance, and contractual services as required.

  • 24/7 emergency contact for our tenants enabling us to provide immediate response for any emergency situations that require on-site attendance.
